Fall – Time for Flood Insurance

Washington Flood InsuranceAs Fall is quickly approaching, it may be time to consider purchasing flood insurance or reviewing your existing policy. Most homeowner insurance policies do not cover flood damage, and a separate policy needs to be purchased. Even if you don’t live near a body of water or river, a flood can happen when you least expect it.

FEMA (Federal Emergency Management Agency) is responsible for administering flood insurance policies. They can be purchased through insurance agencies like Vern Fonk. Most homeowner’s insurance policies only cover water damage due to a burst pipe, and flood water damage isn’t covered. It is important to speak with a qualified insurance agent to see if you should purchase an additional flood insurance rider.

FEMA describes a flood as “A general and temporary condition of partial or complete inundation of two or more acres of normally dry land area or of two or more properties (at least one of which is the policyholder’s property) from:

Overflow of inland or tidal waters, unusual and rapid accumulation or runoff of surface waters from any source, mudflow, collapse or subsidence of land along the shore of a lake or similar body of water as a result of erosion or undermining caused by waves or currents of water exceeding anticipated cyclical levels that result in a flood as defined above”.

About Flood Insurance

Most homeowner’s insurance policies do not cover flood insurance. That seems pretty crazy especially here in Washington and Oregon. Additional flood insurance is sometimes required to be purchased by your mortgage company, depending on what “zone” you live in.

If a flood hits your home, and you are without flood insurance, the damage can easily cost you thousands of dollars. If you’re home isn’t classified “at risk” for a flood, you’re not out of the clear, floods can happen just about anywhere. Flash floods, high levels of snow melt and storms can come out of no where, and it’s best to be prepared.

What does your homeowner’s insurance policy cover?
Most home insurance policies cover property damages caused by storms, fire, theft and vandalism. Most home owner’s insurance policies also cover the costs of legal and medical fees if someone were to get hurt on your property and even if they take legal action against you. It’s important to know what your insurance policy covers and what limits there are as well as deductible amounts.

What DOESN’T your homeowner’s insurance policy cover?
Most basic insurance companies do not supply coverage for damages caused by “earth movements” which include landslides, earthquakes and even sinkholes. They also often do not cover damages from wars, nuclear attacks, and even flooding. If you’re in a “flood zone” you may be required to purchase additional flood insurance coverage in addition to your homeowner’s insurance. If you believe your home is at risk for any of these uncovered situations it would be wise to consult an insurance agent to get a quote on additional insurance coverage policies.

Do not wait to file a claim.
When shopping around for a policy, always ask about the time limits required to report a claim and make sure you write them down and follow them. For many policies, if you wait too long, you may not be covered. Depending on what the problem was, you may have only a few days or weeks to complete the claim. Make sure you contact your insurance company as soon as you can to make sure the damages will be covered.

Bundle your insurance policies if you can.
If you’re looking to save money on your homeowner’s insurance, look and see if it is possible to have your other policies bundled with the same company. Most insurance companies give discounts to policy holders that  have multiple policies with their company.

Do you need flood insurance?

Even if you think you live in a safe spot, flash floods and nearby overflowing rivers can leave a devastating path. Most basic homeowner’s insurance policies do not cover damage from flooding in their clauses, and an additional flood policy may need to be purchased.

All insured lenders are required by federally regulated laws to require flood insurance on properties that are located in areas that are labeled “high risk” for flooding.  So, you mortgage company may require you to purchase additional flood insurance in addition to your homeowner’s insurance policy.

Lenders have a database of risky areas, and use your address in this system to determine whether or not your home is “at risk”. If your home is in a high risk area this means that there is at least a 1 and 4 chance of flooding in a 30-year loan period.  If your home is in the “moderate-to-low risk” are less likely to be flooded, but still are required to have flood insurance.
